What is a Rent Agreement in Maharashtra?

A rent agreement in Maharashtra is a legal contract between a property owner (licensor) and a tenant (licensee). Under Maharashtra law, this is formally called a Leave and License Agreement, governed by the Maharashtra Rent Control Act, 1999. Unlike a traditional tenancy, a Leave and License agreement grants only a license to occupy — it does not transfer any interest in the property to the tenant.

Key Rules Under the Maharashtra Rent Control Act 1999

The Act sets clear rules that both landlords and tenants must follow:
